Never been home alone, bored, thinking how awesome it would be to see Duck to play live or do a lap dance of a topless woman? If so, you might want to head to downtown Miami.

This is where the group behind E11EVEN – an “ultra” club so exclusive that Halsey couldn’t get a table at last year’s Super Bowl, with bustling boobs, world-famous DJs and cult following – creates a one-of-a-kind branding concept.

They are teaming up with New York-based developer Property Markets Group to create the first branded residential tower for nightlife in Miami – and possibly anywhere.

Originally designed as a condominium that functioned as a hotel, all 375 units of the 65-story E11EVEN Hotel & Residences have already sold, grossing over $ 350 million.

By the time they launched this project on November 11, the developers were already launching the next step: the 461 E11EVEN Residences Beyond homes.

“This is the first time in PMG’s history that we are launching a Phase 2 before starting Phase 1,” said Ryan Shear, Managing Partner of PMG.

Built directly across from the original nightclub, the two towers (which will be linked together by an air bridge) will provide residents with an affordable place to blow up the party. Prices start in the middle of the $ 300,000 and, for real gamers, head for over $ 25 million.

Rowdy residents will enjoy exclusive benefits: a 20,000 square foot pool on the 11th floor that functions as a Las Vegas beach club; the only officially licensed Deepak Chopra spa in the country; a wellness center offering yoga, meditation and personalized treatments (for the next morning); a casino-style sports lounge with stadium seating and possibly sports betting (depending on changing Florida laws); a state-of-the-art fitness center; 3,500 square feet of performance space; even a rooftop airstrip for a helicopter.

But the ultimate benefit for those dripping buyers is “fast track access” to the original club across the street, where Drake has performed five times – and which has hosted other big names, including 50 Cent, Cardi B, Naomi Campbell and Pitbull.

Everything is expected to open between 2024 and 2025.

“We are really excited to be in the midst of what people will consider in the future in downtown Miami, the best of Miami,” said Michael Simkins, owner of E11EVEN Partners with Dennis DeGori and Marc Roberts . “E11EVEN is a lifestyle brand, not just a nightclub. We thought there would be vertical markets, and now we have clothes and merchandise, an audio / speaker component, even a vodka – but basically E11EVEN is a hotel business.

Maria Paula Jimenez, a 27-year-old real estate investor from Cali, Colombia, now living in South Florida, bought into the concept. She just dropped $ 1.13 million in crypto for a two-bedroom, two-bathroom in the second tower.

“I loved E11EVEN so much,” she said. “They allow short-term rentals and there’s always something going on in Miami, so it’s always going to be booked. But what I like the most is that E11EVEN is the first project to allow the sale of crypto.

Jimenez will not be living there full time but will certainly visit, enjoying a property she imagines “like Vegas in Miami”.

“The thing that I love the most is that the people who buy, they do great things in business and in life.”

Ronnie Sudman is also increasing sales volume. The 50-something real estate professional who has visited Miami for two decades said he regularly dances his nights at the club and sees an opportunity to be part of an “entertainment destination … like Vegas. and Dubai merged.

“The characteristic that I love the most is that the people who buy, they do great things in business and in life,” he said.

As an “investment,” Sudman bought two units: he paid $ 900,000 for a bedroom in the first tower and $ 610,000 for a smaller junior suite in the second. He compares the purchase at E11EVEN today to his purchase at the Setai Resort in Miami Beach 17 years ago, which he said was “on the outskirts of town” at the time.

“People thought I was a little crazy back then, but they don’t think I’m crazy anymore,” he said. “But I think E11EVEN is going to have a good run.”
