$ 3.5 million homes in California

Palm Springs | $ 3.5 million A mid-century modern house built in 1958, with four bedrooms and three bathrooms, on 0.3 acre lot Charle...

Charles Du Bois, a New York-born architect who studied at UCLA and MIT, worked extensively in Southern California in the mid-20th century, building homes in the San Fernando Valley as well as in Palm Springs. This and several others became known as the Swiss Miss houses, due to their A-frame structure reminiscent of an Alpine chalet.

The house is in the Vista Las Palmas neighborhood, less than a mile from the estates once owned by Dean Martin, Marilyn Monroe and Elvis Presley. Downtown Palm Springs, with its shops and restaurants, is less than two miles, or about a 10-minute drive.

Cut: 2,417 square feet

Price per square foot: $ 1,448

Inside: A path crosses the front yard, landscaped with gravel and palm trees, to the front door, located in the middle of the A-shaped facade. Behind a frosted glass door is a foyer which extends to a living room dominated by floor-to-ceiling windows overlooking a swimming pool and the rugged mountain landscape. In the center of the back wall is a stone fireplace that extends to the ceiling.

To the right of the living room is an open concept dining and kitchen area, complete with a star light fixture, kitchen cabinets covered in various woods in a herringbone pattern, and a gray and white tile backsplash.

A hallway leading from the living room leads to three of the house’s four bedrooms. Immediately to the left is a guest bedroom with a polka dot accent wall. Down the hall is the master suite, which has sliding glass doors that open to the back yard and a bathroom with a herringbone vanity reminiscent of kitchen cabinets. Opposite the master suite is another guest bedroom and next to it is a bathroom with a tiled walk-in shower.

The fourth bedroom is outside the foyer; it has a private bathroom with a walk-in shower.

Outdoor space: A small patio in front of the house has room for two chairs and a small table. The backyard has several distinct spaces: a sitting area in front of an outdoor fireplace; a built-in barbecue next to a patio with space for sun loungers; and a lawn large enough for p├ętanque. In the center of the courtyard is a swimming pool with a separate spa. Ample parking is available in an adjoining carport and in the large driveway.

Taxes: $ 43,752 (estimated)

The Toluca Lake neighborhood was developed in the 1920s and has long been popular with professionals in the entertainment industry looking for easy access to major studios. Frank Sinatra, Bob Hope, and Bing Crosby all had homes within a mile of it, and CBS and Warner Bros. have studios within a 10 minute drive.

Riverside Drive, a main thoroughfare in the San Fernando Valley, is a few blocks north, and a Trader Joe’s, post office, and 1960s-style restaurant are all within walking distance. Burbank is 10 minutes away by car; Hollywood is 15 minutes away.

Cut: 3,022 square feet

Price per square foot: $ 1,150

Inside: A gate separates this property from the street, and the entrance is located under an archway with Saltillo tile floors.

The living room has a barrel vaulted ceiling, a fireplace framed in Spanish tiles, and a large window facing the front courtyard, with a hand painted stained glass inset.

To the left of the living room is an open plan kitchen, dining and dining area with a coffered ceiling, stained glass window over the sink, a Thermador stove, and a dedicated beverage refrigerator.

From the dining room, a hallway leads to the three bedrooms on the other side of the house. Down the hall is the master suite, which has a custom-built solid fir ceiling and bathroom with 1920s-inspired tiles and a porcelain tub.

Across the hall are two bedrooms, each large enough to accommodate a queen-size bed. They are connected by a bathroom with a double sink and a walk-in shower. A powder room with a mirrored vanity is found in the main hallway, as is a pantry with access to the side yard.

The guesthouse, built by the vendors, has two floors, with a living room and powder room on the first floor and a kitchen, bedroom and full bathroom on the second.

Outdoor space: A tiled patio behind the main house has room for a set of chairs and a small table; the adjacent patio in front of the guest house has space for a full size dining table. The garage attached to the guest house contains a car and there is more space to park in the closed driveway.

This house was originally part of the neighboring property. A smaller version of its neighbor, it was designed for the owner’s mother-in-law. The road it is on is quiet, with stunning views of the hills and easy access to the ocean. Summerland Beach, popular with families and surfers, is a five-minute drive away, and nearby businesses include a restaurant in an 1890s Victorian house, a winery, and an antique store.

Downtown Santa Barbara is 10 to 15 minutes, and the University of California, Santa Barbara is 20 minutes by car.

Cut: 2,911 square feet

Price per square foot: $ 1,201

Inside: The front yard is private with a row of hedges and a gate that houses the driveway leading to the front door.

The hall is sunny with tiled floors. To the left is a living room with hardwood floors and moldings. Beyond the living room is a family room with built-in bookcases, a fireplace with a simple white mantel, and a picture window overlooking the palm trees in the courtyard.

This space connects to a kitchen with stainless steel appliances and an adjoining lanai with space for a breakfast table.

There are two bedrooms on this level, next to a hallway that extends from the family room. Down the hall is the master suite, which features a bedroom with a fireplace, a veranda with views of the Pacific Ocean, and a bathroom with a pedestal sink. Next to it is a bedroom with a private bathroom.

From the kitchen, steps lead down to the lower level, which could serve as a separate guest apartment: It has a den with access to the rear patio, a bedroom with a walk-in closet, a full kitchen and a full bathroom. On the lower level is also a bonus room with its own entrance and Saltillo tiled floors.

Outdoor space: The patio on the lower level of the house is large, with enough space for entertaining. A door allows it to be closed from the rest of the back yard lined with palm trees. A brick path in the courtyard leads to a second patio with a view of the equestrian trails. The driveway has space to park three cars.
