$ 1.5 million homes in California

Sacramento | $ 1.45 million A Colonial Revival style home built in 1937, with four bedrooms, two and a half bathrooms, on 0.2 acre lot...

This home is on Land Park Drive, a wide, tree-lined street named after Land Park, an activity center that includes the Sacramento Zoo, a fairy-tale-themed amusement park, and a rock garden built in 1940 as part of a WPA project. Public colleges and high schools are half a mile away and a community college approximately one mile away. Downtown Sacramento is a 10-minute drive away.

Cut: 2,453 square feet

Price per square foot: $ 591

Inside: A paved path leads from the sidewalk to a fenced and walled front patio surrounded by low hedges.

The front door opens into a vestibule. To the right, a living room with oak parquet; a fireplace with a white brick frame and a white mantel; a large window overlooking the front yard and more windows to the side of the room which fill the space with natural light; and double doors that open onto the veranda.

To the left of the foyer is a dining room with gray walls and white moldings. This space is open to the kitchen, which the vendors have renovated by adding a black and gold La Cornue stove and hood, a Sub-Zero refrigerator and two dishwashers. (The 2018 renovation also included the installation of new HVAC units, a tankless water heater, and electrical and plumbing system upgrades.)

Behind the kitchen is a family room with a fireplace flanked by built-in shelving. The family room has access to the veranda as well as to the backyard and the swimming pool. At the end of the central hall on this floor is a powder room and stairs leading to a partially finished basement.

The staircase in the hall leads to the second floor. At the top of the stairs is the master suite: the bedroom is large enough to accommodate a king-size bed; the private bathroom has marble tiles surrounding an oversized shower and Kohler tub.

Next to the master bedroom is another bedroom currently used as a home office; across the hall is a bathroom with patterned tile floors and a new sink.

At the other end of the hall are two bedrooms of roughly equal size facing each other. Both have windows facing the backyard and each has a good sized closet.

Outdoor space: The covered lanai functions as an exterior extension of the living room and family room, with space for chairs surrounding the built-in fire table. A backyard pool is surrounded by concrete, with space for lounge chairs to one side. The detached garage has room for a car.

Taxes: $ 18,120 (estimated)

This apartment is one of three shared rental units in a converted Edwardian style house, with shared parking and outdoor space. The property is less than half a block from the Panhandle, a narrow public park connected to Golden Gate Park, and some of Golden Gate Park’s best-known spots, including Hippie Hill, Robin Williams Meadow, and Fuchsia Dell, are within walking distance. The main campus of the University of San Francisco is a few blocks away, and there are many businesses in the area that cater to the student body.

Cut: 1705 square feet

Price per square foot: $ 877

Inside: This unit occupies the third floor of the building, with a neighbor above and another below. The front door opens onto a reception area large enough to contain armchairs and a small table.

Sliding doors lead from this space to the main living room, where a row of windows overlook the street and the fireplace is framed in red brick. The cabinets on either side of the fireplace are original, as are the hardwood floors.

Across the living room is the dining area, which has another built-in cabinet tucked away in a corner and a star-style chandelier hanging above the table. A door leads into a kitchen with new quartz countertops and stainless steel appliances.

Both bedrooms open onto a hallway that runs from the entrance to the rear of the unit. Both are large enough to accommodate a queen-size bed and both have two windows. The right bedroom has a large walk-in closet that connects it to a full bathroom with a combined tub and shower and a single vanity. Across the hall from the bathroom is a utility room, and off the hallway closer to the living room is a powder room and a small space that vendors use as a home office.

Outdoor space: The fenced backyard is shared by the residents of the three units. Behind the building is a patio large enough to accommodate a dining table and barbecue. Shared parking is on the first level, and each unit has dedicated storage space.

Taxes: $ 18,684 (estimate), plus a monthly fee of $ 322 for the homeowners association

Altadena, Pasadena’s big neighbor, is known to be a bit quieter and popular with families looking for good public schools and easy access to the outdoors. This home has direct views of the San Gabriel Mountains and is within a 10 minute drive of a number of trails that wind through the foothills.

Lake Avenue, one of the main thoroughfares in the community, is about a block away, with a number of amenities including a cafe, post office, and Aldi grocery store. Burbank is a 20-minute drive away; downtown Los Angeles is about half an hour away.

Cut: 1,900 square feet

Price per square foot: $ 789

Inside: From the driveway, an outside staircase leads to a covered porch large enough to accommodate a coffee table and chairs. The glass front door opens to a foyer with engineered hardwood floors. Beyond this space is a living room with a fireplace which was updated earlier this year, as well as the rest of the house.

Beyond the living room is a dining area separated from the kitchen by a breakfast bar. The kitchen has new bespoke cabinetry and a stainless steel range from Bertazzoni.

A hallway from the living room connects three of the bedrooms. At the rear of the house, the master suite has sliding glass doors that open onto the back yard; a dressing room; and a bathroom with a deep porcelain tub and glass-walled shower. At the other end of the corridor is a bedroom with a view of the neighborhood; next door is a full bathroom with hex tile and two quartz vanities. On the other side of the bathroom is the third bedroom.

The fourth bedroom is off the kitchen, with an en-suite bathroom which has a subway tiled shower.

The basement is finished and could be used as an office space or as a storage room.

Outdoor space: A red brick border frames the grassy yard, which is flat enough to hold exercise or play equipment. At the end of the yard is a covered patio paved with Spanish tiles. The attached garage can hold two cars and there is parking for two more in the driveway.

Taxes: $ 18,732 (estimated)
