Each year, millions of Americans load up RVs and hit the road, joining the seasonal nomadic communities that thrive in RV parks and campgrounds in some of the country’s most beautiful scenery.

The stereotype is that RVs usually carry retirees, but the reality is that trailers are attracting more people than ever before, and younger people, some attracted by a interest in living in a mini-house, others driven by the pandemic crisis.

According to The North American Camping Report 2021 From Kampgrounds of America, a network of private campgrounds, motorhome use has increased steadily since 2014 and reached a record high of around 13 million households in 2020. Motorhome ownership among 18 to 34 years also increased significantly, as reported by 2021 VR Go RVing Owner Demographic Profile, and this age group now represents about 22 percent of the market.

This market share could be even larger if motorhomes attract more design enthusiasts who grew up in the boutique hotel era. Few RVs and RV parks offer the kind of luxuriously clean style and Scandinavian influence that spawned websites like Cabin Porn and transformed so many run-down motels in the Catskills.

Some campers have taken matters into their own hands by renovating RVs to give them the charm of a contemporary cabin while sharing design hacks in line. Manufacturers have also responded with design-focused offerings, like Airstream’s recent collaboration with Pottery Barn on a special edition trailer, and stylishly retro designs from more recent companies like Happier camper.

But it still left room for reinventing the RV park experience – and architects, designers and contractors rushed to fill the void.

TO Bay Point Landing, in Coos Bay, Ore., OfficeUntitled Architects worked with interior firm JHL Design to create a seasonal community for NBP Capital centered on an angular volume clubhouse clad in blackened cedar shingles and fitted with low, squishy furniture. The results have been presented in Wallpaper and Dwell.

“We joked that we wanted to create something that looked like the Ace Hotel of RV parks – something very unique and a great experience,” said Christian Robert, director of OfficeUntitled. “What struck us was that there was a need for this kind of intermediate space, where we could escape and discover nature, but also share it with others.

Visitors can bring their own RVs, stay in one of the on-site Airstreams, or book one of the operation’s custom trailer cabins. Prices have recently ranged from around $ 70 a night for an RV site to over $ 300 for a cabin. Guests can spend time alone or get together with other travelers in the clubhouse, which includes an indoor pool, gym, event space and games room, or venture out to other spaces common around the 103 acre property.

With the resort’s blend of natural beauty and current design, “this is the perfect place to spend some Instagram time,” said Holly Freres, director of JHL. The target market, she added, includes “those 20 and over who may not want to spend a lot, but have high-quality aesthetics and really want a simple but well-designed space.”

Autocamp is for travelers who want to try motorhome life but may not have a motorhome. All accommodations are in the outfit’s custom Airstream trailers, along with a few trailer cabins and luxury tents. The chain has two locations in California (in Yosemite National Park and on the Russian River) and opened one on Cape Cod in the spring. Sites are planned for the Catskill Mountains in New York; Joshua Tree, California; and Zion National Park in Utah.

Each location has a different Mid-Century Modern-inspired lodge built from chic, rustic materials like black and blonde woods, textured natural stone, and blackened steel. There is always a central circular fireplace.

“The mission is to really connect people on the outside and to connect people to each other,” said Will Spurzem, Design Director of AutoCamp. “We could have moved towards a more traditional hotel property and built permanent rooms, cabins or larger room structures, but these don’t really fit the philosophy of going outside,” he said. -he declares. “Sprinkling the Airstreams in a larger property is obviously a lot lighter on the ground, and it allows us to be in places that wouldn’t normally allow a hotel of our size.

AutoCamp started out by renovating old trailers on its own but has now developed bespoke units with Airstream, which has become an investor in the chain. Units have walnut floors, minimalist light fixtures with exposed bulbs, and spa-like bathrooms with sliding barn doors, while pavilions are designed by renowned architects and designers.

Workshop / APD, for example, based in New York and best known for its upscale modern homes and new urban developments, designed the Cape Cod location near Falmouth, Massachusetts where nightly fares for Airstreams have recently ranged from just over $ 300 to over $ 500. The company is working on the Catskills site in West Saugerties, NY, which is slated to open in the spring.

AutoCamp’s trailers are largely meant to stay on one site, but Moliving, a New York-based hotel startup, plans to use the mobile nature of these units to its advantage. The company aims to open its first site, named Hurley House, near Kingston, NY, with rates slated to start at $ 259 a night, in the coming months, but it intends to tow its custom trailers between different locations to support communities that grow and contract with weather.

The company could, for example, transport units close to the ocean to create a seaside community in the summer, then move most of them during the cold months to accommodate winter sports enthusiasts.

“What we created was a hotel room that could actually move,” said Jordan Bem, founder and CEO of Moliving.

Developed with SG Blocks, a manufacturer of prefabricated and container-based structures, Moliving’s trailer is designed for use on or off the grid – with a PV array and storage tanks for water and waste, and recycling. gray water. It includes a built-in patio and motorized twin beds that can slide together to become a king-size bed.

Such park accommodations are attractive during a pandemic, but the architects behind these getaways expect demand to outlast any wave of viruses as they channel nostalgia for the great American road trip.

Mr Robert said OfficeUntitled has been busy designing more trailer-based cabins for Bay Point Landing, while also answering calls from other developers who want to build similar RV fleets. At AutoCamp, Mr Spurzem said, demand has “exceeded our initial expectations” since the start of the pandemic, and the company is currently exploring about half a dozen potential new locations.

“The whole industry is booming,” Spurzem said.
